How buying works, start to finish

Dominican real estate law requires more documentation than a typical stateside purchase — mainly anti-money-laundering compliance (Law 155-17), not extra bureaucracy for its own sake. Here's the actual sequence.

  1. 1

    Choose a property and reserve it

    A reservation deposit takes the property off the market while your contract is prepared.

  2. 2

    Sign the purchase contract

    Four original copies, initialed on every page and signed on the last — Dominican contracts are still executed in wet ink, always blue.

  3. 3

    Complete your compliance file

    A Due Diligence form per buyer, two forms of ID, and documentation on the source of your funds. This is required under Dominican anti-money-laundering law for every real estate purchase, not something specific to your file.

  4. 4

    Fund the purchase

    Pre-construction properties are typically paid on a reservation / installment / delivery schedule; resales and rentals settle in fewer steps. We confirm your exact schedule before you sign anything.

  5. 5

    Closing

    Once funds and documents clear, you receive your signed contracts and an official receipt. For rentals, this is when you get your keys.

  • Two forms of photo ID (passport, driver's license, or national ID) and a valid email
  • A completed Due Diligence form — one per buyer
  • Your last 2 income tax returns
  • Your last 6 bank statements (both holders, if a joint account)
  • An apostilled, Spanish-translated marriage certificate, if married
